1) QUICK SIGNAGE.
After signing the contract, we'll place an "Open Bid Auction" sign on the property within 24 hours.

2) MARKETING MUSCLE.
We'll prepare and distribute no fewer than 2,000 fliers in the town and surrounding areas. In addition, we plan a strategic advertising campaign including writing and scheduling ads via direct mail, radio, the Internet and, in some cases, television.

3) JUST THE FACTS.
We'll prepare an attractive brochure explaining open house schedule, directions and pertinent sale-enhancing facts about the property and the neighborhood. The brochure is sent to all inquiring about the property.

4) BIP IS A ZIP!
Prospective bidders will want a "BIP," a "bidder information package." This includes surveys, taxes, utilities, appraisal (if available) and information on local schools, churches, amenities and comparable properties.

5) ONLINE IN NO TIME!
Your property will be listed online at http://www.openbidauction.com/ gaining an audience far larger than most listing agents can reach. Our various sites produce more than 4 million hits per month.

6) SIGNS OF THE TIMES.
For maximum attention, we'll place five to 10 "Open Bid Auction" signs (where allowed by law) within two miles of the property directing interested parties to the site.

7) TRACKING PROGRESS.
Our office monitors and keeps a record of all calls pertaining to your property. A typical Open Bid Auction will generate 50 to 85 calls in 30 days.

8) C'MON IN!
We hold four or more two-hour open house inspections before the auction. We can also accommodate special appointments or inspections for prospective buyers.

9) GAVEL TIME.
On auction day, bidders will have two hours to register. Bids are posted openly. The auction will end at a prearranged time, at which time all bids will be frozen.

10) FOLLOWING UP.
Sellers are contacted, and all bids are discussed. Bidders are on call for up to 72 hours. In most cases, sales are cash with closing in 30 days, but sellers may also consider contingency bids. If the seller accepts the high bid, we prepare a contract and present it to the buyer for signature and $1,000 deposit. We work with attorneys for both sides to assure speedy and trouble-free closing in about 30 days.
